Don't forget about land patents. There's a difference between land and real estate. And the difference lies in what is written on the contract when you purchase the land, or what you declare in writing and file and attach to your land documents. Buying patented land is easiest. Then, all you need do is update the patent that already exists, even if it has not been updated for the last hundred years.
